Officially launching on 1st october 2026, Phase 6 Dalia at Arada Masaar 3 builds on the success of Dana, Lareen, Laura, Sedra and Layan clusters (Phases 1-5).

Phase 6 Dalia brings a noticeable rethink to the home layouts at Masaar 3, with revised floor plans designed to make the homes feel more open, practical and connected to the forest setting.
The 2-4 bedroom townhouses keep the bedrooms upstairs, with one key exception that 4-bedroom corner townhouse brings a guest bedroom downstairs, alongside an additional majlis almost the size of a standard bedroom. The 4-bedroom villas follow a similar concept, with a ground-floor guest bedroom, separate majlis and the remaining bedrooms upstairs, giving both layouts much better separation between family and guest spaces.
Across the collection, expect double-height spaces, two family living areas, smart-home features, fitted kitchens, staff quarters and generous terraces overlooking the greenery. Selected layouts step things up further with private pools, lifts and driver’s rooms, all surrounded by Masaar’s signature 100,000+ trees.
And unlike previous releases, there are no 5-bedroom homes in Dalia. With the collection capped at 4 bedrooms, the cluster has a lower overall density, allowing more of the masterplan to be dedicated to greenery, open spaces and the forest environment around the homes.
